The number of houses for sale in the Daylesford area has fallen over the past quarter, with evidence that lower asking prices are drawing more buyers into the market.
Figures from realestate.com show 137 properties listed in August, down 12.2% from 156 in May. Over the past three months, 33 sales were reported.
A local real estate agent said there was “strong interest in properties below $700,000” but the market remained “soft” for homes above $1 million. He noted that “interest in the area relating to The Block, the spring selling season and recent drops in interest rates are all positives for the market going forward.”
Price adjustments have been common. Of the homes listed in May and still on the market in August, 31% have had their asking price reduced. Some properties that have been on the market for more than six months are now advertised at 20–30% below their original price.
In August, 22% of homes for sale (30 properties) were listed under $700,000, up from 22 properties in February. Eleven properties were priced between $450,000 and $600,000, creating more opportunities for first-home buyers and new entrants to the market.
