The information provided here is primarily based on information available from the Hepburn Shire planning website. These applications have not yet been determined. Three of the pending applications are highlighted because they may have particular interest for the community.
Car Parking Needs: Royal Hotel (PLA23/0002)
The Royal Hotel had a planning application approved, by delegation, in December 2022 to increase hotel capacity from 320 to 581 people. A condition of the approved planning permit was that the applicant provide 232 car spaces. The applicant is now seeking this requirement to be waived completely.
Group Housing: 13 Nash Lane Daylesford (PLN23/0068)
Group housing allows applicants to increase density of accommodation, bypassing many of the requirements of normal residential developments. Group housing is most attractive to developers seeking to maximise the occupancy density.
The Nash Lane application is for 6 two-story cabins each with 3 bedrooms and 2 bathrooms. Fully occupied, the development would accommodate 36 guests, and possibly more with bunk and sofa beds.
The site is adjacent to the Lerderderg track at the base of Cornish Hill
The Block: 1 Raglan St Daylesford (PLN23/0157)
This application has been strongly linked to a proposal for television series “The Block” (The Sun 30/7/2023). The application is for 5 houses, each consisting of 5 bedrooms, a study, a rumpus room , 3 car garage, and heated pool. This is part of the larger Middleton Field development.
